In general, market value is determined by the buyer. Your house is only worth what someone is willing to pay for it. We can ensure that your property will receive the needed exposure to attract qualified buyers. This will help insure that it sells for maximum price in the minimum time.

 Advantages of finding the "Right Price"


More than 5 showings of a property without an offer within a 30 day period indicates that the price is 5-10% over current market value.

Less than 5 showings of a property within a 30 day period indicates that the property's price is at least 10% over current market value.



 Getting Your Property Ready for the Market

 As a homeowner you have an important role to play in the sale of your property.  Following the suggestions below will put your home's best foot forward and make the best possible first impression on potential buyers.


1. Make the Most of that First Impression

     Make sure lawn and planting best are well manicured and shrubbery is neatly trimmed

     Pressure wash driveways and walkways to give them a fresh look

     Take out screens & wash windows so your home sparkles

     Clean the front porch and entry area.  Remove clutter and clean exterior light fixtures.


2. Clear a Path for Touring Your Home

     Remove clutter (shoes, coats, bags, etc...) that may distract potential buyers

     Can you navigate easily from room to room?  You may have to rearrange or remove furniture.


3. Detail Clean

     Clean walls, woodwork, trim and doors to remove dust, scuff marks, and fingerprints.  

     If the walls have scuff marks, touch up with a fresh neutral coat of paint.

     Get on your hands and knees and clean your floors.  Have carpets professionally cleaned.


4. Clear Off Those Counters

      Remove small appliances & other items from kitchen & bath counters to show off how much counter space your property has to offer.


5. Make Those Kitchens and Baths Sparkle

      Clean mirrors, light fixtures, faucets, floors, appliances, showers and tubs.  Kitchens & baths sell homes!


6. Don't Forget About Your Closets

      Storage space is a valuable feature.  Make sure you clean out and organize your closets.


7. Lighten Up!   

      Replace burned out light bulbs and open curtains and blinds to let in natural light.

     At night, make sure all exterior lighting is turned on.


8. Basements, Attics & Garages Are Important

      Utility rooms, garages and attics should be clean and clutter free.  Dust off your hot water heater and remove items you no longer need.  Consider putting items in storage.


9. Pets

     Keep pets out of the way for showings and ensure pet odor is at a minimum.  Ensure litter boxes are odor free and your yard is clear of dog droppings.


10. Maintenance Items

      Repair leaky faucets and fix broken closet or cabinet doors.  Don't let small issues distract buyers.
